There are 2 options on how to package the contract -
Design-&-Build (D&B) and Design-Bid-Build (DBB).
The D&B is about hiring a contractor that can do both the
design as well as the construction. Â The DBB package
means that BuildPodd will recommend a separate
architect to do the design, then conduct a bidding
among contractors. Which one to use depends on the
following criteria and conditions:
1) The offer template can be
downloaded from the dashboard of
architects and contractors. If
Design&Build, the design proposal
shall only include the line item #1,
which is the Design Schematics +
Rendering + BOQ because the design
development, construction drawings,
 signing and sealing, shall be priced
and included in the construction
proposal.

2) The architect for Design&Build
package shall be under the
employment of the contractor, in
contrast with the Design-Bid-Build
package where the architect or
designer is an independent one and
csn not be influenced by the any
contractor.
3) Although the design proposals are
uploaded in the PODD system, the
payment shall be done externally by
the owner and the designer or
contractor and will not be in,cuded in
 the construction contract monitoring.
1) This is for Design-Bid-Build package.
The offer template can be downloaded
from the dashboard of the architects.
The architect shall offer all the items including
the Construction Administration.
1) Once fhe architect is done with the designs, rendering, and BOQ,
he/she shall fill up the BOQ in the system. The BOQ uploaded by the architect
shall be used by Admin as basis for the RFP. If the package is Design&Build, it is
the architect of the contractor who shall upload the designs and the BOQ.
2. Â If there are items that are not yet included in the Scope Of Work or BOQ, the architect
must advise the BP Admin so he can include it in the Admin dashboard.
1) To evaluate a winning proposal, the BP Admin shall first review if all proposals
have complete items per scope of work. If the architect was awarded the Construction
Admin, he/she shall Lso be asked to review the proposals and recommend correction
and recommended best proposal. If there are corrections needed, BP Admin
shall notify the concerend contractor to complete any missing items and resubmit.
Once everything is complete, the BP Admin shall recommend the lowest bidder
considering that all other criteria are equally met. The BP Admin may recommend
the second lowest bidder subject to valid reasons to be approved by the client.
1) Once a winning proposal is identified, the BP Admin shall prepare the Notice To Award
and send to the contractor via the messaging app.
1) The architect who is engaged with Construction Admin shall also review and
advise the owner about the accuracy of the progress reports and billings based on
photos. Upon completion, the architect shall also review and conform to the punchlist.
How to choose whether the package should be Design-&-Build or Design-Bid-Build. If the project condition falls under the 8 criteria, then, just follow the recommended contract package. You may deviate if there are reasons to do so.

2) The BP Admin shall also send a message to the invited Contractors together with the RFP invitation. The message shall contain the following: “You are invited to submit your proposal for the following project (name of project). Please visit your dashboard to respond to the Request For Proposal. You shall include the awarding fee of 6% under the Overhead and Miscellaneous Fees, which will be collected from the client when you win the contract and will be paid to BuildPodd during the release of the downpayment from the client.

If the project was referred to by a technical affiliate and he/she agrees to do construction admin, the construction admin shall not be awarded to the architect on record.
